ProofWalk is the move-in and move-out inspection app for landlords who manage their own units. Walk the unit room by room, rate every wall, floor and fixture with one tap, photograph anything worth a note, and hand the tenant the phone to sign. The report is a clean PDF you can send from the app.
When the tenant moves out, start the move-out from the move-in: the same rooms and items come back, each one shows what it looked like on day one, and the finished report prints the move-in photo beside the move-out photo. That side-by-side page, with the dated photos and both signatures, is what a security-deposit dispute turns on.
No account, no sign in, no signal needed. Your inspections sync through your own iCloud, so the same records are on your iPhone, iPad and Mac.
WHAT IT DOES
- Properties and units. A house is one unit; a duplex is two.
- Checklists built from the standard move-in/move-out condition form: entry, living room, kitchen, bedrooms, bathrooms, laundry, garage, exterior, systems, keys. Add rooms and items of your own.
- One-tap ratings: Good, Fair, Poor, Damaged. "Mark the rest Good" clears a clean room instantly.
- A camera that stays open, so you can shoot a whole room without going back to a list.
- Every photo is stamped with the date, time and address, burned into the picture itself so it survives being emailed, printed or screenshotted.
- Move-out compared with move-in: the condition then and now on every line, and the photos side by side.
- Itemized deductions: a dollar amount and a reason on any item, and the report ends with the itemized statement and the balance against the deposit held.
- Landlord and tenant sign on the phone. If the tenant is not there, the report says so.
- US Letter PDF, ready to send by email, Messages, or to Files.

YOUR RECORDS STAY YOURS
Everything lives on your devices and in your own private iCloud. There is no ProofWalk account and no ProofWalk server, and the developer cannot see your data. Stop subscribing and everything you made stays readable and every report still exports: your evidence is never held hostage.
PRICING
ProofWalk Pro is $12.99 per month, $79.99 per year, or $149.99 once for lifetime access, in US dollars. Subscriptions start with two weeks free; payment is charged to your Apple Account when the free period ends, and it renews at the same price until you turn off auto-renew at least 24 hours before the period ends. Manage or cancel it any time in your Apple Account settings. The lifetime purchase never renews.
